Homes North Community Housing Company Ltd

Also known as “homesnorth homes / lives / communities”, Homes North Community Housing Company Ltd is a large-scale charity established in 1998. Their main activity is registered as housing activities primarily serving people at risk of homelessness/ people experiencing homelessness.

Homes North (HN) was successful in the recent NSW Government Social Housing Management Transfer tender which means that from May 2019 HN now manages 2,735 properties (compared to 1,021 as at June 2018) across the New England and North West, NSW under a range of housing initiatives and programs primarily funded by the NSW State government. During the year HN housed 176 new households (including 89 youth) in need of affordable, safe and appropriate housing across New England North West regional NSW. 28% of our tenants require assistance to live independently and maintain their tenancies; HN provided case management and support networks for these tenants. HN allocates the majority of the housing it manages from the NSW Governments centralised housing register for social housing, Housing Pathways. HN reviews and assesses applications for Housing Pathways. In addition, HN provides a range of services to community members experiencing homelessness, at risk of homelessness or in need of a more appropriate housing solution. HN coordinates key forums and working groups across the New England North West to ensure the service understands and responds to local community challenges and resources are allocated to efficiently target those in greatest need. The portfolio of properties under our management is maintained at the NSW Land and Housing Corporation asset standard or above and is in compliance with the NSW Residential Tenancy Act. HN provides housing management services, on a fee-for-service basis, for 69 properties for other social and affordable housing providers, including an Aboriginal Land Council, Aboriginal Housing Office and the Aboriginal Hostels Association. Homes North's ("HN") successfully managed the transition of an additional 1,700 social housing tenancies in the New England North West on May 2019. This necessarily involved a change in focus during the 2019 year to planning, coordinating and implementing the transfer of tenancy management and housing services from the NSW State Government to HN on long term 20 year leases. HN has focused on building sound foundations and capacity for a significantly scaled up service delivery model.
